The project is situated on Athalassas Avenue in Nicosia, near its administrative and cultural center. On the first three levels the building unfolds a base type typology with a 500m2 footprint, offering reception, lobby and meeting spaces organized around an urban plaza. The remaining 9 floors are developed in a tower like form, offering luxury office spaces ranging from 250 to 300 m2, lined with high quality materials, and offering unimpeded views of the Presidential Palace Park and the historical center of Nicosia. The building also features three basement levels of extensive parking and utility facilities, including mechanical rooms for the building’s advanced ‘green’ energy systems.
The project unfolds a continuous facade that materializes the responses of the architects to contextual and programmatic parameters, into a seamless, coherent entity. This ‘façade mechanism’ registers a variety of design intentions, such as the formal gestures intended to respond to the building’s presence on the Avenue, the geometric adjustments to the idiosyncrasies of the plot, and the calibration of the form to accommodate local planning rules. The building assumes a differential relationship with the plot’s parameters, delivering intriguing, varied and dynamic formal and programmatic relationships.
